To Boot or not to boot

Case Study:
Bill called with his CPA on the line and said that he was in the midst of a 1031 exchange. Bill said he had $2 Million in equity, of which he is using $1.5 Million to purchase a sole ownership property. Bill’s accountant states that it is important that Bill completely defer his gain thus avoiding any Boot; however they have only $500K remaining in exchange funds and cannot buy any sole ownership property.

The Solution:
Bill placed the remaining $500K in the current FORT offering thus deferring his gain, diversifying his investments, and making both his accountant and his wife happy.
