Buying Investment Real Estate

Buying investment real estate is an excellent strategy to balance a portfolio. Before making this financial commitment, however, investors should weigh carefully both their monetary goals and time resources.

If, for example, an investor is considering the purchase of an apartment building, he or she must consider more than simply the monetary implications – the management obligations of such an investment are substantial. From roofs to basements, electrical to plumbing, tenants will look to the property’s owner for consistent upkeep and timely repairs.

Should the investor decide to delegate these responsibilities to a management company, the bottom line is impacted. Additionally, the investor must still oversee the management company – and, if this investor does not have a great deal of experience with this particular type of investment property, oversight can be difficult.

For these reasons, a growing number of investors are choosing to utilize tenant-in-common investments for the real estate portion of their portfolios. Tenant-in-common investments provide important advantages to individually-owned investment real estate. Perhaps most important, tenant-in-common investments offer access to institutional-quality real estate that would be impossible for individual investors to acquire alone. The fractional ownership structure of a tenant-in-common investment allows for the pooling of resources to purchase exceptional real estate.
